Director, Facilities and Grounds

The Director of Facilities is responsible for ensuring all hospital buildings, including off-site, and equipment function in accordance with regulatory guidelines. In this comprehensive role, the Facilities Director will lead a dedicated team, collaborate with hospital leadership to ensure the timely completion of projects, and ensure inspections and facility maintenance is completed according to guidelines. The Director should be able to draw on a wide range of facilities and operations experience to manage a complex facilities' environment.

Primary Duties and Responsibilities:

Operations:Directs an ongoing preventive and corrective maintenance program to develop, maintain and improve the buildings, equipment, and hospital grounds and all offsite facility operations.   Provide an efficient and uninterrupted supply and distribution of all equipment, systems, and utilities essential to operate the hospital and maximizing patient comfort and safety.

Inspect all buildings, grounds and equipment and estimate costs of repairs.  Assign work to be done by all trades personnel and set up priority schedule.

Responsible for the direction of all employees engaged in the maintenance of the buildings and grounds of the hospital and in repairing and operating equipment, machinery, systems, and distribution lines for all utilities.

Responsible for ground maintenance function including landscaping, snow removal and capital improvements.

Safety: Ensures routine “rounding” inspections by Department staff of the hospital for compliance with building code regulations, infection control measures, and environmental safety interventions.

Responsible for ensuring compliance with all safety regulations regarding Local, State and Federal regulatory agencies, i.e., DPH, ASHE, FGI, BOCA and DEP, OSHA, and Joint Commission requirements.

Supervise all emergency and major repairs required for heating, plumbing and electrical requirements.  Develop and maintain a preventative maintenance program for the hospital’s systems and equipment.

Maintain and keep emergency systems in operational condition at all times.  Be familiar with all safety rules and regulations.

Works with Facility Planning to develop Project Charter for construction projects.

Prepare all necessary bid specifications and call for bids on all appropriate projects.  Advise supervisor regarding personnel evaluation and recommendation for award of contracts. Approve all invoices for payment.  Manages and leads all infrastructure upgrades as well as new construction consistent with budget and identifies both cost and timeline impact of Construction Change Orders, User Change Requests and/or other unforeseen issues.  Monitors budget assumptions to actual expense on an ongoing basis, identifies cost savings opportunities and explains variances.  Completes final budget reconciliation upon project completion, resolves all outstanding invoices and analyzes project costs for use in future project planning/budget development. Act as a liaison between Engineering and other departments in the hospital. 

Financial: Develop the department’s operating budget; accountable for ensuring that the department operates within allocated funds.

Facility, Equipment, and Grounds Preventive and Corrective Maintenance Programs and Facility Improvement and Modernization Planning: Responsible for the preparation of reports and studies related to ongoing facility, equipment, and grounds preventive and corrective maintenance programs and facility improvement and modernization planning.

Develop short and long range plans for preventive and corrective maintenance programs and facility improvement and modernization planning. Short and long range plans shall be consistent with hospital-wide policies and goals.  Consult with supervisor on specific matters or issues where clarification, interpretation or exception to hospital-wide policy may be required.

Culture Awareness: Understand the importance of first and foremost serving the patients and staff within the hospital and ensures that the maintenance staff, in performing their daily duties have and demonstrate the appropriate focus on patient experience while at Lawrence General Hospital.
