The Facilities Manager is vested with the responsibility for all phases of the daily operation of the Commons of the property and the emergency response to each regimes' building and plays a key role in ensuring ownership and guest satisfaction.
The Facilities Manager must be capable of solving various problems which arise and must be able to make prudent and intelligent decisions which will ensure the smooth operation of the property.
The Facilities Manager must be a friendly and charismatic person; bilingual in English and Spanish is preferred.
Designated days off are Tuesday and Saturday and Saturday (March thru October) and Sunday during the winter months (November thru February). Carrying and answering a cell phone is required.

\nOur General Managers represent the appropriate image to our communities, making a significant impact through:
\n\nInteract with contract vendors; communicate with vendors to insure project and contract compliance.\nComplete monthly Commons site light checks, verifying operation of all lighting; set timers as required.\nPolice the parking areas daily, pick up trash, report landscape issues to vendors, report nonregistered and junk cars and bicycles.\nInteract with Board Members, owners and guests. All work requests must be coordinated thru Property Management Company.\n\nHelp straighten chairs and tables each morning - raise umbrellas.
\n\n\nSupervise hosing off deck as required.
\n\n\nSupervise the furniture cleaning as needed.
\n\n\nCheck Jacuzzi temperature - 104 degrees.
\n\n\nCheck pool for cleanliness - follow up with pool company.
\n\n\nCheck garbage cans.
\n\n\nCheck outdoor shower and boardwalk for cleanliness.
\n\n\nCheck ocean and pool gates, make sure they are closed and operational.
\n\n\nCheck pump house and restrooms for cleanliness and supplies.
\n\n\nVerify cleaning with pool company and make sure they keep a log per DHEC.
\n\n\nVerify levels of propane in tank, call for service.
\n\n\nCheck that wristbands are on at the pool.
\n\n\nMaintain dune's beachmats; sweep weekly.
\n\n\nEnsure all vendors have access to common areas.
\n\n\nVerify guard hours and patrol.
\n\n\nCoordinate log of security camera tapes; ensure all cameras are operational.
\n\n\nDispense white pool wristbands to owners.
\n\n\nDispense parking decals and passes to owners and on an emergency basis to the guests.
\n\n\nCheck parking passes for authentication.
\n\n\nTag cars with parking lot violations.
\n\n\nEnforce NO dog policy - Log in service dog papers.
\n\n\nOn an emergency basis, receive vendor deliveries.
\n\n\nLANDSCAPING
\n\n\nCoordinate with landscape supervisor.
\n\n\nFollow special projects.
\n\n\nReport irrigation issues - i.e. line breaks, timer issues.
\n\n\nWater recent plantings as needed.
\n\n\nHang holiday decorations, store as required.
\n\n\nWork with all rental companies to ensure issues are addressed.
\n\n\nInspect issues reported by owners/guests, document with pictures and logs
\n\n\n\n Requirements
•Must have association property management experience; cooperative management a plus.
• Proficient in Microsoft applications
• Experience managing union employees including Local 32BJ.
• Knowledge of Microsoft Office products (Word, Excel, Outlook, PowerPoint, Publisher etc.) at an expert level.
• Knowledge of typical business correspondence (grammar, structure, punctuation, spelling, etc.) at an expert level.
• Professional communication skills (phone, interpersonal, written, verbal, etc.).
• Self-motivated, proactive, detail oriented and a team player.
• Confidentiality and discretion in the performance of all duties and responsibilities.
• Time management and time critical prioritization skills.
• 10+ years of directly related or closely related experience.
• 7 - 10 years of Management and/or Supervisory experience.
