Grounds Maintenance Tech- Lifecare
**POSITION IS TEMPORARY FOR SPRING/SUMMER/FALL GROUNDS at Harvest Hill and The Woodlands. Position will likely end November 20, 2023*** POSITION STANDARDS • High School / GED • Minimum of 5-10 years of institutional maintenance experience is required. • Ability to trouble shoot problems and make repairs to mechanical issues. • Valid driver's license. • Work in a positive manner with other employees and contractors. • Must have experience with job quoting labor and materials. • On call duties on a rotational basis. • Other assigned duties as necessary: office moves, painting, roof leaks, load/unload trucks ie. salt, window AC units, etc. POSITION PHYSICAL REQUIREMENTS Anything listed here requires a pre-employment physical by Employee Health to determine if the employee is capable of meeting the requirements. Physical Activity: Hearing at Conversation Levels Vision: Distance and Near, Color Vision Ability to operate Power Equipment Ability to work from a ladder with considerable pivoting and overhead reaching. Ability to work in awkward positions for extended periods of time. Operate wheeled equipment Upper Extremity: Push/Pull/Lift/Carry: Ability lift weight minimum of 100 pounds. Good physical condition, coordination, and strength is mandatory. PART TWO: FUNCTIONAL RESPONSIBILITY

 

Position Objective Maintain Lifecare’s grounds. Provide primary execution of facilities maintenance activities in support of Lifecare. Assist the Facilities Manager in projects that focus on improving equipment and building performance, cost and reliability.

 

Performance Expectation Maintain the grounds including planting, weeding, pruning, fertilizing and mowing. Maintain the cleanliness and water quality of The Woodlands’ swimming pool and hot tub. Perform carpentry tasks (build walls, installing doors, door hardware), sheetrock repairs, patching and painting. Installs, operates and troubleshoots mechanical, electrical, plumbing and HVAC systems at an apprentice level using journeyman instructions and instructions typically found in O&M manuals. Monitor, record and support all maintenance related activities to achieve reliable operation of key facilities support equipment (i.e. HVAC, boilers, physical environment, etc…) Participate in reliability efforts, predictive maintenance program and equipment condition audits to prevent recurring problems in Facilities support equipment. Assist in project execution and recommend actions to improve equipment reliability. Coordinate schedules with Department Managers to insure that Facilities Engineering projects do not conflict with patient care requirements. Assist with Lifecare construction projects through contractor supervision and/or physically completing the renovations in house as deemed appropriate by the Facilities Manager. Trouble shoot problems with equipment; perform mechanical work on pumps, motors, etc. Perform on-call duty on a scheduled alternating basis with other department employees.
