Maintenance Engineer II

SUMMARY

The Maintenance Engineer II is responsible for creating a safe and secure environment by maintaining the buildings, grounds, and equipment in a safe and efficient manner, consistent with regulations and established policies, procedures and best practices. The Maintenance Engineer II pperforms basic electrical, plumbing or other craft work to keep machines, mechanical equipment, or building elements in good working condition.

PRIMARY RESPONSIBILITIES

Follow established policies, procedures and practices. Complete job responsibilities efficiently and effectively. Maintain a sanitary and safe work environment. Maintain tools and equipment in a clean, safe, operable condition. Practice safe and effective use of needed equipment and tools. Be able to make knowledgeable adjustments to operational systems and equipment. Provide proper documentation of work per established procedures. Apply the knowledge and skills necessary for the position, including technical competence in the maintenance/engineering field. Maintain knowledge of organization and industry policies and practices that are appropriate to job responsibilities. Perform routine maintenance and repair on campus equipment to include plumbing, plastering, electrical, carpentry, mechanical etc. as directed in accordance with established procedures. Operate and maintain vehicles and grounds equipment used on the job in a safe operating condition. Be familiar with general operation of all applicable building systems. *Perform basic electrical, plumbing or other craftwork, repair and maintenance to keep machines and mechanical equipment in good working condition. *Perform basic routine preventive maintenance to ensure that equipment continues to run smoothly including filter changes, cleaning of coils, changing of belts, checking fluid levels and lubricating motor and shaft bearings. *Perform basic rough and finished carpentry work to include patching and painting of walls, staining of millwork trim and minor repairs to partitions, walls, doors, shelving, etc. *Inspect drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions, following checklists. *Complete pipefitting, boiler maintenance, insulating, and a variety of machining tasks. *Assist with painting duties as assigned.Perform maintenance of multiple building elements.  *Maintain an attractive campus appearance consistent with the design intent. Execute assigned responsibilities for buildings and grounds as defined by the site leadership. Assignments may include; floor care, resident moves, remodeling, painting, building maintenance, customer requests, landscape care, snow removal, pools and other projects. Repair buildings, floors, and/or stairs to ensure that all building systems operate efficiently and that the physical condition of buildings does not deteriorate. *Perform basic level mechanical system repairs on exhaust fans, rooftop units, boilers, heat pumps, fan coils, temperature controls, and thermostat adjustments. *Repair buildings, floors, and/or stairs to ensure that all building systems operate efficiently and that the physical condition of buildings does not deteriorate. *Able to complete full apartment turns in housing and room turns in the care center. *Prepare and maintain appropriate documentation for the Physical Plant Department. *Ensure safety in the facility by documenting and reporting any needed repairs. *Responsible for documentation and auditing of assigned boiler machinery.CPO assigned responsibilities as assigned.  As appropriate, regulate pool temperatures and chemicals and maintain daily tracking logs.  Perform minor repairs to pumps, heater units and sand filtration systems. (East Campus Only) *Able to demonstrate good stewardship of available resources (supplies, utilities, time). Ensure that engineering supplies are replenished in work areas. May assist with ordering, receiving, stocking, maintaining, monitoring and tracking supplies, and control budget. Assist in preventive maintenance, equipment, materials and supplies tracking according to established procedures. *Provide general facility support. *Respond and complete work order requests in a timely and appropriate manner including but not limited to: ceiling tile replacement, building wheelchair and bed repairs, TV/remote service, hang pictures, move furniture, change batteries in smoke detectors, cut keys and replace nurse call lights and cords, etc. *Diagnose basic mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary. *Inspect, operate, and test machinery and equipment to diagnose machine malfunctions. *Basic ability to read and decipher blueprints, electrical schematics and diagrams as needed. *Dismantle devices to access and remove defective parts, using hoists, cranes, hand tools, and power tools. *Conduct fire and life safety system tests, inspections, and maintain corresponding documentation in compliance with federal, state and regulatory agencies. *Utilize computerized maintenance software (CMS) to track work orders, apartment turnovers, repairs, preventive maintenance, etc. *Provide evening and weekend on-call coverage. *Performs various other maintenance related tasks as requested by management.

JOB SPECIFICATIONS

Education, Experience and Credentials

High school diploma or equivalent required.Two or more years of experience with Mechanical Equipment and/or maintenance-related field required, preferably in a long-term care or housing setting.State of MN Special Class Boilers License required. Certified Pool Operator (CPO) license preferred. (East Campus Only)

 

Required Knowledge, Skills and Abilities

Working knowledge of applicable regulations and standards including, Occupational Safety and Health Administration (OSHA), Environmental Protection Agency (EPA), Hazardous Material Regulations (HAZMAT) and the State Health Department.Moderate knowledge of plumbing able to repair or replace fixtures, pumps and valves, internal freshwater and waste water lines. Able to troubleshoot many typical plumbing problemsWorking knowledge of electrical able to troubleshoot many typical problems with low voltage control and communication systems. Able to change ballasts motors, receptacles or light fixtures. Moderate knowledge of Heating, Ventilation, and Air-Conditioning (HVAC) systems Ability to check the operation of HVAC systems and make adjustments for the comfort and safety of the residents. Able to clean refrigeration units, check temperatures, replace-out apartment HVAC unitsAble to effectively do minor drywall and plaster repair, touch up paint and repairs to wall covering and interior finishes. Proactively works to maintain and improve the décor. Boiler license at the level necessary to operate the boilers in the building. Experienced and competent to operate boilers. Possess or attain; CPO, CFC, CDL, and any others as needed by site.Detailed knowledge of an emergency generation system and fire safety systems, the circumstances when they are called into service, manual test and reset procedures (Able to troubleshoot and make normal repairs to system). A moderate knowledge of call systems (able to respond to repair calls in an effective manner)Basic understanding of state and federal regulations related to long term care and assisted living preferred.Able to perform routine inspections of work areas, create inspection reports, and able to discuss issues paying special attention to detail and problem areas. Able to perform routine maintenance on equipment and determining when and what kind of maintenance is needed.Able to monitor gauges, dials, and other indicators to make sure a machine is working properly.Moderate experience of materials, methods, and the tools involved in the construction or repair of buildings and other structures  Ability to repair furniture, fixtures and equipment in an effective and appealing manner. To construct partitions. Repair and adjust door and window hardware.Repair flooring and install cabinetry. Able to fix minor roof leaks and patch and repair concrete.Moderate experience and diagnostic experience of machines and tools, including their designs, uses, repair, and maintenance. Must have general knowledge of mechanical, electrical and plumbing systems with basic understanding of building floor plans, blue prints and schematics. Able to display high levels of customer service, responding promptly and thoroughly to the inquiries and needs of individuals both internal and external to the organization in accordance with our PROUD standards.Communicate clearly and effectively both orally and in writing to all levels of people inside and outside the organization, including possessing good English speaking skills, fluency and understandability. Ability to use proactive and positive language; use active listening skills; provide constructive feedback; convey information accurately and timely; communicate openly and directly with others.Administrative skills adequate to write reports, maintain files, pay bills, and organize work priorities. Detail-oriented, organized and applies effective time management skills in order to meet all deadlines.  Able to successfully prioritize and manage multiple tasks and numerous projects in a fast-paced environmentUnderstand and maintain confidential nature of organization and resident information, including and in accordance to HIPAA regulations.Able to understand and follow facility and department safety and emergency procedures.Able to read, understand and follow directions for safe handling procedures when working with chemicals.  Always maintain proper storage and monitoring of chemicals.  Follow MSDS sheets for all precautions and first aid/emergency as necessary. Able to follow and adhere to Infection Control procedures related to Environmental Services. Familiar with computers and software, including using the Internet, Microsoft Office, Outlook and other applications.Able to follow protocol, providing privacy and respect, for the resident/tenant for entering homes/living spaces including making an appointment, call in advance, knock before entering and identify yourself.

 

PHYSICAL REQUIREMENTS NECESSARY TO PERFORM THIS JOB

Incumbent must be able to:

Perform heavy work, lifting up to 100 pounds, with frequent lifting/carrying of objects weighing up to 50 pounds.Twist, turn, bend, stoop, kneel, squat, stand, walk and reach frequently in the performance of responsibilities including carpentry work, plumbing and electrical repairs, working with equipment, etc.Hear, speak and effectively verbally and orally communicate in the English language, including following oral and written instructions, in order to communicate with people inside and outside the organization. Apply manual dexterity, visual acuity and ability, for computer keyboarding, performance of preventative maintenance, working with equipment, review blueprints, diagrams, labels and other printed matter for the safe operation of equipment. Physical ability to move around organization/building area repeatedly throughout the day.Must possess valid MN driver’s license and be able to travel around the Twin Cities area.Able to work a flexible work schedule, including overtime, nights and weekends as required including attending meetings as needed.Provide evening and weekend on-call service to the facility. 

 

 

TOOLS AND EQUIPMENT USED

Incumbent must be able to operate a variety of hand and mechanical equipment.  In addition, they use various hand tools, ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.


WORK ENVIRONMENT

The work is both indoors and outdoors.  There will at times be long periods spent in extreme temperatures and weather conditions including heat, cold and humidity when performing facility maintenance (i.e. rooftop A/C units). There is exposure to chemicals, fumes, solvents, paints and lubricants.  There is also exposure to odors, clutter, interruptions, emergencies, and challenging customer service situations.
