\n \n Job Description

Responsibilities include, day-to day maintenance and minor repairs for the property, common areas andother facilities, including performance of community maintenance work. Work should be performedindependently. General supervision is provided by the Community Manager.

\n

Key Tasks and Responsibilities

\n\nPerform a variety of daily maintenance and custodial tasks, year-round, seasonal and/or as needed basis. Checklists/Work Orders will be provided.\nChecklists/Work orders should be completed timely and in order of priority which will be determined by Community Manager.\nWalk the property regularly to pick up/remove trash and loose debris, replace full trash receptacles and check pet waste stations.\nPerform seasonal duties and general maintenance relating to Common Grounds, Parking Area,\nEntrance Gazebo area and Pool area.\nMaintain the Office Building area- replace light bulbs, perform general maintenance.\nProperly winterize all exterior common area plumbing (Pool area shower and drinking fountain, showers located at end of buildings)\nCheck/Perform needed repairs/maintenance to crawlspace areas under all buildings.\nStore Pool furniture for off season, power wash, inventory and place all pool furniture for start of in-season.\nSnow-Blow and/or Shovel snow & apply ice melt to the sidewalks and entryways of all buildings and common sidewalks.\nPower wash pool deck areas for season – spot power wash through pool season as needed.\nClear street drains throughout the community as needed.\nAssist with property inspections and periodic night light inspections.\nAnalyze day-to-day maintenance needs and report findings to the Community Manager.\nResponsible for recommending preventive maintenance programs and/ or schedules.\nKeep the maintenance shop/office areas organized and cleaned – proper care of all tools and equipment – report any/all problems to Community Manager.\nOther duties as assigned.\n\n Requirements

Knowledge/Experience/Core Competencies

Any combination of education and experience that results in the following:

\n\nUse of hand tools and small power tools.\nAbility to prioritize daily assignments and work order requests.\nAbility to exercise sound judgment in emergency situations.\nAbility to work tactfully and respectfully with co-workers, homeowners and with general public.\n\n

\n

USE OF EQUIPMENT:

\n\nA cell phone or walkie talkie will be used to communicate with the management team while the maintenance person is on property.\nSmall hand and/or power tools will be necessary to complete certain assigned tasks.\nProperty provides all equipment, tools necessary to perform the above tasks.\nUse of all mechanical/electrical equipment on the property, as permitted.\n\n

Education and Training

\n

High School graduate or equivalent.

\n

\n

Working Conditions

\n\nAble to work extended hours, including weekends and holidays as necessary for emergency situations.\nThe position may involve working irregular hours. Work schedule may vary according to property related emergencies.\nThis role includes some physical elements such as climbing ladders, climbing stairs, lifting, carrying, and moving objects that can weigh up to 50 pounds.\nUse of Leaf Blowers and Snow Blowers are included in the physical elements.\nThis position will alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.\nThis is not necessarily an exhaustive list of all responsibilities, skills, duties, requirements, efforts or working conditions associated with the job.\n
