Essential Functions:

Ensure high standards of safety are developed, met and maintainedArrange, conduct and coordinate the internal safety inspections and follow up with deficiencies and recommendationsEnsure facilities and grounds are maintained in accordance with relevant regulations, agency standards, and fiscal considerationDevelop, implement, and review regularly site-specific maintenance logsEvaluate long-term needs in relation major projects and property improvementCoordinate, arrange and supervise the completion of corrective and preventative maintenance in accordance with agency operating procedures, practices, and financial considerationsEnsure major equipment and furnishings are maintained in safe, operable condition and/or arrange for placementEstablish procedures and contacts to ensure timely repairs of equipmentSecure major equipment bids and makes recommendations for purchase when replacement or new equipment is equipmentProvide staff training in a variety or safety and maintenance topics including:  effective utilization of maintenance logs, completion of routine maintenance specific to the facility, equipment operations, multimedia safety trainingDevelopment of policies and procedures related to maintenance and safetyParticipate in annual budget preparation as it relates to the safety and maintenance of facilities, grounds and equipmentDevelop and maintain a formal Preventative Maintenance program for all major equipment or as specified by the Plant ManagerManages all labor costs and determines whether work is to be completed in-house or out-sourced; while keeping in mind the overall competencies of the plant maintenance staffInitiate the purchase of all repairs and maintenance components, including outsourced fabrication and contract laborMaintains appropriate replacement and repair parts including accurate inventories

POSITION QUALIFICATIONS

Education:

BS degree and 5 years’ experience in all phases of building maintenance orAS degree and 8 – 10 years’ experience in all phases of building maintenanceSupervisory experience is requiredExperience in estimating maintenance and repair costs

Experience / Abilities:

Thorough understanding of building and facility systems including HVAC, Electrical, Plumbing, Compressed Air, Boiler, Power, Lighting and SecurityThorough understanding of plant machineryStrong ability to prioritize in a quickly changing environmentAbility to motivate team efforts in order to accomplish goalsMust be computer literate with strong Microsoft Office skillsStrong interpersonal and people management skillsExcellent verbal and written communication skills

Equipment skills:

Hand tools, digital multi-meter, power tools, Forklift, Scissor Lift, Boom Lift etc
