The Maintenance Groundskeeper/Porter is responsible for the upkeep of grounds, amenities, building exteriors/interiors, Clubhouse, parking lots, and other community buildings. Responsibilities include but are not limited to:
\n\nJob Responsibilities:
\n\nResponsible for meticulous upkeep of grounds, amenities, building exteriors and office, parking lots and other community buildings.\nPerform lite landscape duties such as delimbing, weeding, leaf removal, trimming and saw cutting in between landscape visits.\nRemove trash from clubhouse and amenity areas of community interior and perimeter on a daily basis.\nCleaning of Clubhouse and Amenity Areas on a daily basis.\nAssist in the preparation of annual preventative maintenance scheduling of property gutters and clubhouse HVAC maintenance.\nAssist Property Manager in completing the assigned maintenance tasks given.\nAssist with snow removal (if applicable).\nAssist in the troubleshooting/repair of lite mechanical, carpentry and electrical problems.\nReport any maintenance concerns for repairs in, clubhouse, and/or common areas to the Property Manager\nMeticulously maintain curb appeal.\nDeliver communication documentation to residents.\nUphold all company policies, goals, and values.\nContribute to client retention programs.\nEnsures that unsafe conditions are corrected in a timely manner.\nLearns and ensures compliance with all company, local, state and federal safety rules.\nImmediately report all unsafe conditions to the Property Manager.\nAssist management team with other various tasks required.\n\n RequirementsRequirements:
\n\nMust be able to communicate effectively with internal and external customers and clients\nKnowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of OSHA worksite and personal safety requirements.\nKnowledge of State or local governmental safety requirements.\nMay be required to provide own basic tools (power drill, power saw, screwdrivers, level, hammer, etc.)\nAbility to safely operate, climb and perform work on ladders (1-2 stories) – 24-28ft.\nAbility to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports)\nMust be able to operate a vehicle from one location to another\nMust be able to lift and carry up to 20 pounds on a frequent basis.\n3 -- 5 years of directly related or closely related experience\n\n#LI-KK2
