Next 150 Construction is a fully owned subsidiary of Gilbane Building Company.

The Preconstruction Manager will be an integral member of the team on a regular basis, to become the go to resource during the preconstruction process. This individual will be responsible for the end-to-end delivery of the Next 150 Construction solutions during preconstruction of workforce, equipment, temporary facilities and services, and consumables.

Responsibilities Prime responsibility is to evaluate and manage of the entire preconstruction process to optimize all Next 150 opportunities based on client sales log and estimates.Partnering with clients, the Managers and Directors of Next 150, the Preconstruction Manager develops a sales capture plans and proposals.Managing the preconstruction deliverables that includes estimates, coordination reviews, schedules, project buyout, early procurement, and planning requirements to ensure a seamless transition into the construction phase.Oversees contract administration including the review, negotiation, and approval of contracts for review by other members of the Legal Department, including prime contracts, nondisclosure agreements, subcontract agreements, equipment rental agreements, purchase orders, lease agreements, and similar documents.Ensures that terms of contracts are in accordance with Company policies, applicable federal and state regulations and laws, business needs, and work to minimize the Company’s risks and exposure.Coordinates with project teams to address risk and legal issues during and after contract negotiation process.Manage and utilize contract management systems and assist business units with proper document controls.Identify and develop procurement training material, deliver training to procurement and business unit staffAbility to manage teamsPerform other duties as assigned. EXPERIENCE/EDUCATION

Bachelor’s or Master's degree10+ years of purchasing and/or construction experienceOr equivalent combination of education and experience

KNOWLEDGE, SKILLS & ABILITIES

In depth knowledge of design and construction practices and materialsExceptional verbal, written, and stand up communication skillsWorking knowledge of estimating, purchasing, and schedulingHighly refined interpersonal and leadership skillsStrong planning and risk management skillsProficient in public speaking and ability to lead large meetings with confidence Basic understanding of construction law, contract and risk management preferred.Understanding of insuranceStrong computer skills with proficiency in Word, Excel, Outlook, and experience with CMIC preferred.
