Job Summary

In this highly collaborative role, the Regional Marketing Manager implements and manages marketing programs, initiatives, and strategies that support the ongoing operation of the assets within an assigned portfolio. They assess current and predictive market intelligence, prepare marketing and leasing statistics for owners/clients, and implement and manage the execution of Waterton’s marketing philosophy and strategic initiatives within the assigned portfolio. 

Your Impact and Job Responsibilities

Lead the management and execution of marketing strategies and programs that support the achievement of the portfolio’s performance goals by creating and implementing action plans around leasing and marketing Support the onsite and operations team plan by creating and implementing advertising and promotional marketing campaigns, marketing activities and programs to achieve business goals Acquire and review current market data to identify trends, opportunities, and threats, and create effective short and long term response strategies to improve or enhance the operations and financial performance of the assets Define area demographics and competitive offerings, review and interpret property historical activity and future plans, develop marketing calendar, and assist in plans to increase traffic Supervise the communication of each community marketing message through print, internet, social media, review sites, signage and other means of general advertising Train associates on national marketing programs and technology including leasing automation, CRM and social media Assist in the development and implementation of marketing plans targeting prospective and existing customers. Closely monitor weekly trends in traffic, occupancy, availability and leasing for all communities in each region Drive the management and implementation of cutting-edge and innovative communications, marketing, and advertising outlets and vehicles by utilizing internet, website, and other emerging technologies Maintain a benchmark system to track performance of each marketing source. Monitor the cost effectiveness of marketing expenditures by analyzing advertising and cost-per-lead and lease for each community Audit all marketing sources quarterly for correct lead phone numbers, email addresses, pricing, photo tagging and brand messaging Maintain changes to community websites using photos, tagging, video, content enrichment, etc to maximize communities search engine optimization (SEO) Assist Vice Presidents, Regional Managers, and Community Managers with the execution and management of national programs including, but not limited to Yardi/Rent Café Assist with specific marketing issues that are reported such as integration concerns and incorrect website information Assure that all marketing efforts adhere to Waterton’s brand messaging Establish and maintain a network of industry and market resources and contacts Be a constant source of support for the site level teams

What You’ll Bring- Desired Skills and Experience

Bachelor’s Degree in Business, Marketing, Communication or equivalent work experience  Ideally a minimum of three (3) years of sales, customer relations, and/or marketing experience within the multi-family industry Ability to Travel: Up to 30% travel required

Intermediate to advanced skill-set with Microsoft Office to include Word, Excel, and Outlook. Yardi knowledge a plus.

Ability to recognize and adjust to change, maintain control of overall agenda, but includes others in a task-focused manner to create a disciplined process Confidence to ask questions when a process or procedure no longer makes sense Excellent time management and prioritization
