Senior project manager with experience working within a corporate real estate division, with focus on clinical healthcare projects (physical therapy). Must have ability to act independently in a leading role to plan, manage, and govern multiple assignments simultaneously for a national portfolio of interior fit-out, relocation, renovation, and decommissioning projects primarily executed within retail and medical office building leaseholds. The chosen candidate will need to have strong leadership, relationship building, peer engagement, scope / budget / schedule development & management, and communications delivery skills. Some travel will be required.

 

As the Senior Project Manager – Real Estate, you will be service driven with the ability to act independently on assignments to lead real estate construction projects from pre-development through execution and close out for clinical healthcare (physical therapy) and corporate office sector projects. The ideal candidate will have an architecture / design, MEP engineering, or construction background with relevant experience in planning, managing, executing, budgeting, and reporting on construction projects through all project phases (due diligence, initiation, design, bid, permit, construction, installations, move, facility readiness, close out). The ability to engage and lead cross-functional teams to successful delivery of C-Suite established project goals is of utmost importance. Critical thinking, foresight, and issue resolution abilities are a must, as well as, strong communication skills (written and oral), and leading project meetings with confidence. Provide superior client service to internal and external clients / stakeholders


Essential Functions:
Broader responsibilities will include, but not limited to, the following:

Full ownership and responsibility to physically manage projects assigned from inception through completion and closeout. For such assignments the Sr. Project Manager will,Manage all phases of the project associated with due diligence, planning, design, construction, FF&E, branding / signage, technology, occupancy, clinic readiness, and
closeout.Define project delivery resources. Source and administratively manage end-to-end process for consultant and vendor bids, scope proposals, contracts, purchase order
requests, and invoicing associated with assignments, delivering recommendations and requests for approval to Sr. Director Real Estate. Maintain documentation in Real
Estate’s projects repository.Prepare project status reports, meeting agendas / notes, process contracts, purchase orders, change orders, invoicing, update tracking reports, and maintain files and
financials.Provide management that ensures project scope, schedule, and budget are being delivered within approved / expected boundaries and leadership expectations,
mitigating risks and escalating issues with recommendations for resolution, providing excellence in quality control.Foster change management throughout the course of the project development and delivery process.As a key function of the role, work in partnership with the Growth PMO projects lead to ensure real estate construction project activities and schedule details fold seamlessly into the broader efforts of growth projects when required.Liaise with stakeholders, business partners, and project team members for each project in partnership to achieve mutual goals and objectives while providing quality, service, and value in a private equity owned corporation.Ensure all project partners understand project goals, assumptions, constraints, and deliverables, utilizing the completion / delivery of a project charter as one of the means of achieving this. Anticipate objections, using experience to provide different perspective to get others on board.Read and understand documents utilized in creating scope, schedule and budget, including but not limited to: Agreements, leases, work letters, project charters, contracts, surveys, and design / construction drawings.Document and deliver status updates for all real estate construction projects, reporting weekly to Sr. Director of Real Estate on progress, risks, and matters requiring  escalation. Data input and report extraction will be managed in Real Estate’s technology platform.Assist Sr. Director Real Estate in the development of Real Estate templates and tools. Apply experience to bring new, better methods for accomplishing objectives. Regularly report on key performance indicators (KPI’s), continuous improvement opportunities, issues, constraints, results, and key wins to Sr. Director Real Estate. Assist in the creation of project business case presentations, including the compilation and development of relevant supporting data such as R.O.M. cost data, preliminary test fits, and initial milestone schedules.Maintain assignment related updates in the ASANA platform to support the Growth PMO and cross-collaborative functions.


Requirements:

Bachelor's degree in Architecture, Engineering, Construction Management, or related discipline. 8 years minimum relevant project management experience in commercial real estate construction projects, including associated processes in their due diligence,  development, execution, and close out.Certification in PMP, PfMP, PPM is preferred.Extensive understanding of project and program management principles, methods and techniques, as well as, and basic understanding of building systems, building construction, interior design, technology, and environmental factors which impact a project’s success.Minimum of 3 years managing a volume of projects simultaneously for a corporate regional or national real estate portfolio, leading project efforts cross-functionally across all business units and project partners.Experience in organizing and leading projects from inception through planning, executing, and close out. Retail, healthcare, and corporate office sector experience with supplemental experience in a variety of project types (grey shell or white box fit out, relocations, renovations, decommissioning).Track record of developing and managing full scope project budgets with continuous management of actual spend against approved funding, monthly cash flow reporting, and balancing budget at project close out. Firm understanding and experience in development of master project schedules inclusive of all scope components necessitating a “turnkey” project delivery (using MS Project), knowing approach for mapping critical path activities and interdependencies.Experienced in reviewing and understanding space planning concepts, architectural and engineering drawings, as well as the ability to understand physical therapy related
equipment & office furniture drawings and specifications.Ability to develop and cultivate business relationships with project team members, internal and external stakeholders at all levels, and cross-functional project team members.Observe and comply with PT Solutions corporate policies and procedures.Willing and able to travel (not extensively).Excellent interpersonal and leadership skills.Due to the national reach of the role, the selected candidate may need to occasionally participate in meetings occurring outside of normal business hours to accommodate time change for stakeholders, partners, and project team members.
