Primary Purpose of the Organizational Unit Facilities Operations has the responsibility of providing a wide range of services to all administrative departments, student programs, and all academic schools and departments. Services include all aspects of corrective and preventive maintenance, operations, grounds maintenance, housekeeping, utility infrastructure maintenance and operations, business operations, safety, regulatory compliance, project management, and renovations. These duties are conducted for a campus consisting of over 100 buildings totaling 6 million gross square feet on over 275 acres.

Position Summary The primary purpose of this position is to observe, monitor, operate, or supervise the operation of one 40,000-pound-per-hour and three 50,000-pound-per-hour boilers and all related boiler plant machinery on designated shifts. Supervise or operate the Computerized Boiler Control System, corrective and preventive maintenance as required, to ensure a smooth and constant flow of steam to the campus around the clock. Supervise or conduct preventative and corrective maintenance on the campus steam and condensate distribution systems as required. An additional major purpose of this position is the monitoring, testing, and treatment of boiler water, feedwater, and condensate to prevent damage to equipment due to corrosion, scale, and/or solids in the system. A secondary responsibility is the operation and maintenance of three additional hot water satellite boilers located in various campus buildings. Conduct training of Plant Operators on all phases of operation and maintenance.

Preferred experience with computers, plumbing, electrical, and control wiring. Key Responsibility Supervise and/or operate the steam plant overnight 3rd shift Essential Tasks Oversee operation and control of boilers using PLC System loop commanders. Oversee operation and control of boilers using a PLC Computer Interface Unit. Calibrate electronic/pneumatic transmitters. Align and place the transmitters in service. Supervise and conduct scheduled preventive maintenance on transmitters. Oversee the performance of all necessary plant configuration changes to safely and efficiently supply the campus with steam. Key Responsibility Supervise and/or perform chemical tests and water treatment as required Essential Tasks Supervise or perform additional tests on boiler water and treat with proper chemicals to maintain readings within prescribed limits to prevent scale and corrosion when required on assigned shift. Supervise or perform tests on condensate samples for pH and hardness. Treat the system to maintain 7.5 to 8.5 pH. Hardness to be monitored to determine freshwater contamination of heat exchangers. Key Responsibility Supervise and/or record log readings at 4-hour intervals and ensure inspection of operation equipment is performed hourly Essential Tasks Conduct hourly tours of the plant and monitor parameters at the operator interface unit. Ensures log readings are recorded for pressures and temperatures on designated equipment at four-hour intervals. Listen for unusual noises, watch for adverse conditions, and keep a keen sense of smell for hot conditions or possible electrical wires burning and or water/ steam leaks. Conduct valve, steam trap, and steam strainer maintenance as scheduled. Perform all corrective maintenance actions required on the shift to ensure continued plant operation. Perform routine housing keeping of the building and plant. Request any materials needed to perform the assigned tasks. Monitor the continuous blowdown system for proper operation. Clean the firebox, air registers, diffusers, and tubes of any accumulated soot or other deposits. Hydrostatic test boiler for tightness to ensure proper sealing. Test safety valves under pressure to ensure proper lifting and re-setting.
